Metro Detroit Real Estate Sees Big Gains

When comparing January 2011 to January 2012, the Metro Detroit real estate market saw the biggest gain in home and condo sales with a 7% increase. Wayne County home and condo sales had a 4.8% increase and Oakland County had a slight decrease of 1.1%. When looking at the median sale price, Metro Detroit and Oakland County each had an increase of 5.3%, while Wayne County saw a decrease of 5.4%. Inventory continues to decline, with an average of 22.4% less homes on the market, and sales generally remain strong.

The Metro Detroit and Oakland County real estate markets both had a 5.3% increase in the median home prices in January, compared with 2011. Wayne County, which includes Plymouth and Canton real estate, saw a decrease of 5.4%. A few other statistics worth noting: Oakland County foreclosure sales decreased by 12.7% and the average days on the market for the entire MLS decreased by 7 days, from 96 to 89.

Plymouth Canton Real Estate Market Ends Year Strong

Wayne & Oakland Counties, along with the Metro Detroit area, all saw impressive gains when comparing December 2011 to December 2010. As you can see in the following graphs, home and condo sales for all 3 areas tracked were up 3.6% in Wayne County, 5.6% in Metro Detroit, and 5.9% in Oakland County. And while inventory declined by an average of 24% for these areas, these statistics prove there are still plenty of buyers out there purchasing Plymouth, Canton, Novi, and Northville homes.

Why Cash is King When Purchasing Plymouth Canton Real Estate

You’ve probably heard the phrase ‘Cash is King’ when referring to all types of business transaction, and real estate is no exception. In today’s challenging economic environment, a cash buyer holds all of the cards. There are incredible deals to be had on Novi and Northville homes and here a just a few reasons why it’s important to have cash for the purchase or at least a good sized down payment:

  • Less Risk for the Home Seller. A home seller would much rather work with a cash buyer. Too many deals fall apart at the last minute because a buyer’s financing didn’t come through. Sellers don’t want to take a chance if they don’t have to.
  • Multiple Offers. In the case of multiple offers on a home, a seller will almost always choose the offer of a cash buyer or one with a large down payment, even if the offer may be lower. They do not want to risk valuable marketing time.
  • No Appraisal Issues. Homes not appraising for the value of the loan are commonplace nowadays. A bank is not going to lend you money to purchase a home if they don’t think it’s worth what you want to borrow. If you pay with cash or a large down payment, there are no appraisal problems which can turn a home buying experience into a nightmare.
  • Move In Quicker. Taking a bank loan out of the equation allows for a quicker closing, which can be crucial for the buyer and/or seller.
  • Better Interest Rate. The larger the cash down payment you have, the better interest rate your lender will give you on the balance. You are borrowing a lower amount of money from the bank and they are taking less of a risk by lending it to you.
