Wayne & Oakland Counties, along with the Metro Detroit area, all saw impressive gains when comparing December 2011 to December 2010. As you can see in the following graphs, home and condo sales for all 3 areas tracked were up 3.6% in Wayne County, 5.6% in Metro Detroit, and 5.9% in Oakland County. And while inventory declined by an average of 24% for these areas, these statistics prove there are still plenty of buyers out there purchasing Plymouth, Canton, Novi, and Northville homes.

Median home prices also saw an increase over 2010 for all 3 areas. Oakland County, which includes most of the Novi and Northville real estate markets, had a rise the in median home price of 5.6%. The Plymouth Canton real estate markets in Wayne County rose 1.3%, and Metro Detroit rose 1.6%.

You’ve probably heard the phrase ‘Cash is King’ when referring to all types of business transaction, and real estate is no exception. Last week, the State of Michigan Supreme Court reversed a lower court’s April 21^st decision that said MERS could not initiate ‘foreclosure by advertisement’ because they are not the lending institution and do not hold title to the homes. Foreclosure by advertisement means a court is not needed to initiate the foreclosure process and can post a newspaper ad or a notice on the front door once a homeowner is in default of their mortgage. This reversal now allows thousands of halted foreclosures in the state of Michigan to resume.

MERS is the Mortgage Electronic Registration System, a third party, non-judicial foreclosure process that acts on the behalf of lenders. They are the middlemen that speed up the transfer of properties and keep the foreclosure process moving in Michigan. Not all foreclosures involve MERS, and some of MERS foreclosures are judicial and do involve the courts and traditional proceedings.
